Empire Property Management, LLC proposes to provide the following services:

Tenant Placement

While Screening Applicants, Empire will:

  • Provide Extensive Online Advertising
  • Answer All Phone and Email Inquires
  • Run Credit, Criminal and Eviction History
  • Social Media Check
  • Run Current and Previous Rental History
  • Provide Personal Showings
  • Employment Verification
  • Income Verification

Once Applicants are approved, Empire will:

  • Perform a Move-in Video
  • Take up to 200 Pictures of Property, Documenting the Condition on Move-in
  • Verify that Tenant has Renters Insurance
  • Draft and Sign Contract with Tenants
  • Ensure that all Move-in Prep is Complete
  • Verify that Tenants have signed up for Utilities

Inspections and Repairs

  • 24/7 Emergency Repairs
  • Monthly Drive-By
  • 4-6 Month Inspection Cycle
  • Enforce Tenant Compliance
  • Coordinate Repairs and Maintenance

Rent Cycle

  • Rent Collections
  • Coordinate with the Owner for Yearly Rent Raise
  • Provide Ability for Tenants to do Online Payments
  • Sending Notice for Non-Payment of Rent, if necessary
  • Move out Repairs
  • Deposit Accounting


  • Payment by Direct Deposit
  • Year End Statements
  • Online Software Providing Constant Access to Owner's Account
  • Yearly 1099

For the Management Fee: A fee equal to 10% percent of gross revenues received each month
